VanTrust Real Estate Expands Presence in Texas, Announces Two New Industrial Developments in Terrell

VanTrust Real Estate, a leading property developer, has made a significant move in expanding its footprint in Texas. On July 26, 2023, the company announced the acquisition of a 60.4-acre parcel of land in Terrell, Texas, with ambitious plans to develop two state-of-the-art speculative industrial buildings.

Strategically located near Highway 80 and Spur 557, the proposed buildings are set to offer a combined total of 702,000 square feet of premium industrial space. The first building will provide 196,560 square feet of rear-load facility space, while the second one will be an expansive 505,440-square-foot cross-dock facility. Designed with modern amenities and flexible layouts, these buildings are anticipated to attract e-commerce giants and third-party logistics businesses, capitalizing on the area’s growing demand for warehousing and distribution centers.

The site’s proximity to VanTrust’s previously completed Forney Distribution Center, just three miles away, further solidifies the company’s commitment to the region and showcases their confidence in Terrell’s potential for continued economic growth.

Bill Baumgardner, Executive Vice President at VanTrust and head of the Texas office, praised Terrell’s strategic location and its role as a pivotal intersection for the region. With only 25 miles east of downtown Dallas, Terrell offers a prime location for industrial ventures. Its shovel-ready sites and exceptional connectivity to Highway 80 and I-20, coupled with a robust labor force, make it an attractive destination for businesses seeking to establish or expand their operations.

Terrell’s advantageous location in the East Dallas submarket provides easy access to major transportation routes, including U.S. Highway 80, Interstate 35, and Interstate 20, making it an ideal logistics hub. The city also boasts close proximity to both Dallas Love Field and DFW International Airport, enhancing its appeal to companies with national and international distribution needs.

The U.S. Census Bureau’s recognition of Kaufman County, where Terrell is located, as the second fastest-growing county in the nation in 2020 further underlines the area’s potential for sustained economic growth. Its thriving manufacturing sector, which employs 2,400 workers, and strong transportation and warehousing industry, employing 2,079 workers, demonstrate Terrell’s status as a burgeoning industrial hotspot. Notably, Terrell welcomed 1836 Farms, an Arizona-based milk-processing plant, in early 2020, further diversifying its industrial landscape.
